Should I Buy or Sell First?

This is can be a difficult situation, if you let it be. For example, if you get a buyer for your existing home, but you haven't found a new place yet, than you'll be living out of your suitcase if the closing dates are non-negotiable. However, if you are able to find the one before you've unloaded your old home, you may have to carry two mortgages for a period of time.

If you end up finding a home, before you have sold your current one, you can still offer condition to "Sale of Home". If you are unable to sell your home within a certain period of time, you can decide to not go through with the offer. However, this can be a difficult condition for many sellers to agree upon therefore may lose your price negotiating power.

Buying a home before selling can be risky if you're banking on the proceeds from the sale.

If a buyer does come along to purchase your home before you've found a new home, you can use a "Purchase of a New Home" condition when you negotiate the agreement. It will only be for a fixed period time though. Even if you don't find thee perfect house by the time the deal closes, you can still continue on with the offer. Always a buyer with a house thats sold, you will have more bargaining power when negotiating the price.
